Luxury Hotel at the brink of Oresund

Nordarken Hospitality House acquired Marienlyst Beach Hotel in 2014 following years of physical and operational decay. We created an ambitious development and conceptual plan for the hotel with the goal of re-positioning the hotel as the leading spa- and conference resort in Denmark.

The extensive CAPEX plan included a full renovation of the property, an extension of the hotel with 94 new hotel rooms in a new building as well as converting an existing water-park into the leading SPA in Denmark.

The CAPEX plan was funded with our own equity. Building up the operations and the operational team was done in-house with complete oversight from Nordarken Hospitality House’s management team. The impact of CAPEX projects and operational improvements allowed Nordarken Hospitality House to re-finance the hotel with long-term mortgage financing.

In 2017, Nordarken Hospitality House sold a 49,9% stake in the hotel and operations to a private equity investor. Following the sale of a 49.9% stake, further CAPEX and development initiatives were carried out.

In 2019, following the successful implementation of CAPEX plans and built-up of operations, Nordarken Hospitality House and its private equity partner sold the hotel to a leading Nordic specialized institutional hotel investor. As part of the divestment, the operations were transferred to Ess Group – the leading Nordic resort operator – under a long-term lease contract.

Following the divestment, Nordarken Hospitality House has developed a new additional hotel-room building of approx. 5.000 m² under a turn-key contract and will carry out the extension of the hotel's SPA and common area facilities.

Today, Marienlyst Beach Hotel is positioned as the SPA and conference destination in Denmark and one of the leading resorts in the Nordics. A position obtained via the CAPEX and operational plan developed and executed by Nordarken Hospitality House. It was acquired as one of the first major resort hotel acquisitions from an institutional investor in the Nordics and was leased out to the leading Nordic resort operator.

The case strongly demonstrates Nordarken Hospitality House's unique know-how and experience from sourcing opportunity, concept inception to development and execution, and final successful divestment.
